This standard is applicable to the evaluation of green transformation of existing buildings

The evaluation of green transformation of existing buildings should follow the principle of adjusting measures to local conditions, and comprehensively evaluate the safety and durability, health and comfort, life convenience, resource saving, environment livability of the reconstructed buildings in combination with the characteristics of climate, environment, resources, economy and culture of the region where the existing buildings are located

.

The green reconstruction of existing buildings should be combined with the existing conditions, local climate conditions and geographical environment to reconstruct and reuse the site, and the wind environment, light environment, thermal environment and acoustic environment of the site should be reorganized and optimized

.

2、 General provisions 1

The evaluation of green transformation of existing buildings should be carried out after the completion of the transformation project

After the construction drawing design of the existing building green transformation project is completed, the pre evaluation can be carried out

When applying for green financial services, the existing building green transformation projects should explain the transformation measures such as energy saving and water saving, and calculate the building energy consumption and carbon emissions

3、 Evaluation method and grade division 1

.

The evaluation index system of green transformation of existing buildings should be composed of five kinds of indexes, including safety and durability, health and comfort, convenient life, resource saving and livable environment, and each kind of index should include control items and scoring items; the evaluation index system also has a unified set of scoring items

.

The evaluation results of green transformation of existing buildings should be divided into four levels: basic level, one star level, two star level and three-star level

When all the requirements of control items are met, the green transformation level of existing buildings should be basic level

The star level of green transformation of existing buildings shall be determined according to the following provisions: (1) the green transformation of existing buildings of one star, two star and three-star levels shall meet the requirements of basic level; (2) when the total score reaches 60, 70 and 85 respectively, the green transformation of existing buildings shall be one star, two star and three-star respectively

.

4、 Safety and durability control items: 1

The site where the existing buildings are located should be safe, and there should be no hazards such as contaminated soil, excessive electromagnetic radiation, dangerous chemicals, inflammable and explosive hazards

The overall seismic performance of the structure is improved, and the total score is 10 points, and the score is according to the following rules: (1) the seismic performance of the buildings built in the 1980s and before can meet the requirements of the subsequent service life of 40 years and above; 10 points; (2) the seismic performance of the buildings designed and built in the 1990s and after and according to the seismic design standards implemented at that time can be obtained If the follow-up service life meeting the requirements of the current national standard “standard for seismic evaluation of buildings” is 50 years or more, 10 points will be obtained

(2) Long life products are selected for movable parts, and the service life of different parts combinations is the same; when parts with different service life are combined, structures that are easy to replace, update and upgrade are adopted, 6 points will be obtained

5、 Health and comfort control items: 1

.

Measures should be taken to ensure the indoor thermal environment

.

For buildings with central heating and air conditioning system, the design parameters such as temperature, humidity and fresh air volume in the room shall comply with the relevant provisions of the current national standard code for design of heating, ventilation and air conditioning of civil buildings (GB 50736)

.

The underground garage should be equipped with carbon monoxide concentration monitoring device linked with the exhaust equipment

.

Scoring items: indoor air quality, water quality, sound and light environment, indoor hot and humid environment

For the concentration of main air pollutants in the control room, the total score is 10 points, and the scores are accumulated according to the following rules: (1) the concentration of ammonia, formaldehyde, benzene, total volatile organic compounds, radon and other pollutants is lower than 10% of the limit value specified in the current national standard “indoor air quality standard” GB / T18883, 3 points are obtained; if the concentration is lower than 20%, 5 points are obtained; (2) the average annual concentration of indoor PM2.5 is not higher than 25 μ M 5 points will be given if the average annual concentration of indoor PM10 is not higher than 50 μ g / m3

Make full use of natural lighting, the total score of evaluation is 9 points, and score and accumulate according to the following rules: (1) residential buildings meet any one of the following requirements, get 3 points: 1) the area proportion area of 60% or more of the main indoor functional space, the average number of hours when the lighting intensity value is not less than 300lx is not less than 8h / D; 2) after the transformation, the lighting level of the main indoor functional space is increased by 1 Grade

.

(2) Public buildings meeting any of the following requirements will get 3 points: 1) the lighting illumination value of the area with 60% or more of the main indoor functional space shall not be less than the lighting requirements, and the average hours shall not be less than 4H / D; 2) after the transformation, the lighting level of the main indoor functional space will be increased by 1 level

.

Optimize the building space and plane layout, improve the natural ventilation effect, the total score is 6 points, and according to the following rules: (1) residential buildings: the proportion of ventilation opening area and room floor area in hot summer and warm winter area reaches 10%, in hot summer and cold winter area reaches 8%, in other areas reaches 5%, get 4 points; every additional 1%, get 1 point, get 6 points

.

(2) Public buildings: under typical working conditions in transition season, the area proportion of main function rooms with average natural ventilation frequency no less than 2 times / h reaches 75%, and 4 points will be obtained; for each additional 5%, another 1 point will be obtained, and the highest 6 points will be obtained

.

6、 Control items of life convenience: 1

The site vehicle and pedestrian routes should be set reasonably, and the traffic flow should be smooth

Optimize the parking space reasonably, the total score is 12 points, and score and accumulate according to the following rules: (1) make use of the open space at the corner of the site, increase the parking space of motor vehicles reasonably, get 3 points; (2) set up the above ground bicycle parking garage, and set up the electric bicycle charging facilities, get 3 points; (3) the proportion of the parking space of electric vehicle charging pile in the total number of vehicles is not less than 10%, 3 points will be obtained; (4) add barrier free parking space and meet the requirements of current national standard code for barrier free design (GB 50763) for barrier free parking in different places; 3 points will be obtained.
